Let’s take a look at how having a hot tub impacts the value of your home. Hot tubs can be an investment for your property and can fit almost any budget. Hot tubs can be purchased for anywhere from $3,000 to $20,000.
But like any part of your home, how you care for it determines if it will have a positive effect on your home’s value, should you decide to sell it.
Hot Tubs at Permanent Residences
Portable hot tubs can be moved and for that reason may be considered personal property that can be taken with the homeowner when they leave the property. However, some homeowners decide to include their hot tub with the sale of their home.
Local Realtor Jim Forbus, of KRCH Realty in Reno, said about a quarter of the homes he sells have hot tubs that are sold with the house.
“A hot tub or spa, over a pool, is much more desirable,” he said, because you can use it daily and almost any time of the year.
He also has a hot tub at his own home.
Hot Tubs at Vacation Homes
Hot tubs are also very desirable at vacation destinations, which make up a large portion of the areas we serve, including Lake Tahoe and Santa Cruz.
Vacation homes with hot tubs are much more likely to be rented than those without, making a hot tub a worthwhile investment. In those cases, hot tubs certainly increase property or rental value.
Added Value
Here at The Spa and Sauna Company, we commonly work with realtors and homeowners who purchase a hot tub to feature at a property to add value.
Recently, we had a customer come in to purchase a used Hot Spring Spa for their Graeagle property.
He had a deck which had a hole in it, because he had removed a hot tub from it.
Upon trying to sell the home, a few potential buyers remarked that the deck would be great, if it had a hot tub in it. He came in and bought one, and not long after, the property sold.
Maintenance
Like anything, how you care for a hot tub will determine if it adds value when you sell the property and hot tub.
Forbus said he recently worked with someone who had a hot tub that not well maintained and decided to remove it before listing the property.
Even so, with the popularity of hot tubs, having the wiring available for a hot tub hook up can be a selling bonus too.
“It it’s nice, I definitely feature it,” he said, of hot tubs that come with homes he sells.

At The Spa and Sauna Company, the most sales from the most manufacturers are available in May, July and September.
That is because our manufacturers have studied the industry trends and noticed May is when most people like to buy hot tubs.
As a result, you can frequently find an Added Value Package Sale, a Rebate Sale, or a Showroom Sale in May at any of our 5 locations.
There are also frequent sales throughout the summer, through Labor Day.
Landscaping Season
Why May, you might ask? Well, it comes down to the weather, at least in Nevada and California, where we have 5 showrooms for all of your hot tub needs. As the weather heats up, and people start thinking about backyard landscaping, hot tubs typically come to mind as well.
A lot of people associate hot tub fun with cold weather, but hot tubs are enjoyable year-round. Planning now means your hot tub will be ready and in your backyard by the time the cold fall and winter weather arrive, and most likely it will be there much sooner.
Environment
Being in a high-desert, at least in Nevada, means you can expect cool mornings, warm days and cool nights. It’s the perfect time to enjoy grilling and then a soak in your hot tub as the weather cools down.
Many hot tubs also have a feature where you can make the water cool too, if you want to take your soak during the daytime.
New Hot Tub Models
By May, the new hot tub models for the year are available. If one of those interests you, it is the perfect time to buy it.

While most hot tubs we offer at The Spa and Sauna Company are about 7 feet by 7 feet and square or rectangular in shape, we do have some uniquely shaped and smaller or larger hot tubs to fit your needs as well. Some hot tubs are round, triangular or even diamond shaped. And we have hot tubs that can fit as few as two people, or as many as eight.

Electrical
What about electrical? We will explain how to set up your hot tub, its placement & voltage that will be needed. Most of the hot tubs we sell require 220 volt electrical hook ups, but we also offer hot tubs that work with a standard 110 volt outlet. We can even provide you with a list of electrical, concrete and crane vendors we have worked with in the past.
Delivery
At The Spa and Sauna Company, we always deliver your hot directly to your preferred location in your backyard. At your Backyard Consultation, we’ll evaluate if any special equipment is needed for your hot tub delivery. Most of our hot tubs are delivered by a delivery crew, that places the hot tub on a sled and brings it to your backyard, but the occasional delivery requires a larger delivery crew or even a crane.

There are a variety of choices to make when it comes to getting a hot tub.
What we’re going to discuss today is why a portable hot tub is better than an in-ground or semi in-ground hot tub.
At The Spa and Sauna Company, we recommend keeping your portable hot tub portable, as it was intended. Let us explain why.
Reason 1: In-ground or semi in-ground hot tubs add a lot to construction costs
The hot tubs available from The Spa and Sauna Company are designed to be placed on a concrete pad. While you could sink them into the ground, that would require another contractor to dig a hole and possibly build a structure to surround your hot tub.
If your hot tub is placed in-ground or semi in-ground, you would require excavation, ground reinforcement, and a French drain or sump pump. That would add time and cost, and additional vendors. None of those things are necessary for hot tub enjoyment.
Plus, have you seen the cabinets on our hot tubs? They are designed to be aesthetically pleasing and functional. Why would you want to cover that up?
Reason 2: In-ground and semi in-ground hot tubs are harder to get in to
With a typical above-ground portable hot tub, you step up on a couple of steps and then into your hot tub, usually to a shelf that is about the same height as the highest step.
With a in-ground or semi in-ground hot tub, you step down into your hot tub from higher up, which means it’s a little awkward to get in your hot tub. It also increases the chances that you might slip.
It also harder to remove the cover on an in-ground or semi in-ground hot tub, because you can’t rely on the assistance of a mechanical cover lifter that pairs so nicely with a portable hot tub.
A hot tub that is harder to open and get into gets used less than one that is easy to access.
At The Spa and Sauna Company, we want to make sure you get as much use and enjoyment from your investment as possible.
Reason 3: Safety
When a hot tub is flush with the ground, you have to take extra precautions to make sure no children, pets, or inattentive adults, inadvertently step into your open hot tub.
That’s a lot less of a concern, when your hot tub is several feet above ground-level.
Reason 4: Energy Efficiency
The ground temperatures in Nevada are a lot colder than the temperature outside. That works to your disadvantage with an in-ground hot tub.
Although the temperature outside can swing by about 30 degrees from day to night, the ground temperature does not experience those variations. It just stays colder. That means the ground around an in-ground hot tub holds in the cold (not the heat) which works against your goal of keeping your hot tub hot.
You’ll end up paying more in electricity costs to keep an in-ground or semi in-ground hot tub heated.
Above-ground portable hot tubs work with the temperature and the sun exposure to reduce you energy costs.
Reason 5: In-ground or semi in-ground hot tubs are harder to access for electrical hook up
Installation is more complex. Your electrician will need access to run the wires to your hot tub. If the access area is underground it will be harder to get to. If you decide to build a structure around your hot tub, please make sure you can access the control panel and electrical hook up.
Reason 6: In-ground and semi in-ground hot tubs are harder to access for routine maintenance, routine cleaning, and service
There are times when you will need to open up your hot tub’s doors to the equipment compartment, either for routine maintenance or service. If that door is underground or even partly underground, that becomes much harder to do.
A well maintained hot tub is a hot tub that gets used more often.
Reason 7: Moving your hot tub
Should you move or decide to relocate your hot tub, The Spa and Sauna Company can help you. If you’ve submerged your hot tub, you now have a hole in your yard to fill and possible a structure to remove too.

How Much Does a Hot Tub Cost in Reno, Santa Cruz, San Jose?
ENTRY-LEVEL HOT TUBS
$3,000 to $5,000 Starting Range
While spas in this price range offer very few features, their affordability makes it very easy for first-time hot tubbers to start enjoying hot water massage – hence the term entry level.
Typically, spas in this price range are rotationally-molded – meaning the spa interior and exterior are formed out of a durable plastic. They look different than spas with shiny acrylic shells offered at higher price points. One benefit of a rotationally-molded spa? They are lightweight and easy to move. When shopping in this price range, expect to hear the term “plug and play,” which means that the hot tub only requires a 110V electrical connection. So, you will not incur additional electrical labor costs and installation is a piece-of-cake. Fill the spa with a garden hose, plug it in and enjoy.
This is the starting price range for spas with high-gloss acrylic shells, synthetic wood-like cabinets and lots of fun features, like dozens of jets lining the spa seats. It is important to understand that in this range, spa manufacturers are making trade-offs. In fact, this may be the most precarious price range for first-time hot tub shoppers. It’s important to consider the trade-offs.
A manufacturer offering a hot tub in the value price range – with a lot of big shiny jets, impressive lighting and water features, and other features – may be compromising by not using quality components or performance features like insulation that keep energy costs low. Or they may not be investing in access to customer service and warrantees.
On the other hand, another manufacturer of value-priced spas may focus on including high-quality components that allow for years of reliable hot tub performance. Their spa in this value price point may not have as many features, since they’re investing more in what’s “under the hood.”
As you move further up in price, spas in the premium range tend to offer a better and more satisfying long-term ownership experience.
In addition to robust features (think high jet counts, water features and lighting,) spas in this range are designed and constructed using advanced engineering. As a result, these spas are usually more energy-efficient than value-priced spas, which reduces the ongoing cost of ownership. They often feature more advanced control systems. And, they may offer top-of-the-line filtration systems and water care options that can reduce the maintenance time requirements. The spa components such as the pump(s) and heater may also be higher quality, and warranty coverage is often longer than spas at lower price ranges.
Spas in this range offer the very best ownership experience. At this level you are making the decision to invest more in the upfront price for a hot tub that will deliver exceptional long-term enjoyment. Expect the very lowest energy costs, minimal maintenance, simple operation and quality from a spa that can last 10 to 20 years or more!
